One of the main worries for those who would like to buy an electric car is where to recharge it and at what costs. Here’s how to install it and how much it costs to recharge
WALLBOX IN A PRIVATE AREA
If you live in an apartment building and have a garage – or at least a private area – the installation of the wallbox depends on how the electricity is supplied. If you can install a counter registered to a single condominium then just send a written communication to the condominium administrator, who must only take note of the decision since no special authorizations are needed. If instead we connect to condominium power line, the administrator has the task of commissioning a technician to carry out all the necessary checks. Then the administrator himself will have to establish the amount and the share of the expenses to be incurred. A meter for measuring energy consumption will also be installed on the branch of the private power line, to charge the costs to the individual condominium that uses it.
WALLBOX IN A COMMON AREA
The charging station for an electric car can also be located in a common condominium area. In this case, the written application that must be submitted to the administrator must be accompanied by the detailed project and must be approved by the condominium assembly. To obtain the authorization of the assembly it is necessary to reach the deliberative quorum, the majority of the participants and at least half the value of the building expressed in thousandths of shares. The condominiums who do not intend to use the wallbox are exempt from any contribution in costs, but if they later change their mind and decide to use the recharging point they will obviously have to contribute to the maintenance and execution costs of the work, discounted to the value of the coin .
THE VOTE OF THE CONDOMINIUM
If the installation is decided by the entire condominium, the system becomes a common condominium property. Otherwise – even if the installation has been approved by the assembly – the charging points will be owned only by the condominiums that have participated in the installation costs. In the latter case, all purchase and installation costs (including construction works) will therefore be borne by the individual condominium or group of condominiums concerned. If, after three months from the submission of the written request, the assembly of the condominiums does not give their consent, the individual condominium (or group of condominiums) can still install the devices at their own expense, provided that the new system does not damage the common parts , does not alter the security or decorum of the building and does not hinder other co-owners in the use of the common areas. In the latter case, the area where the charging point is installed could not be used exclusively by the owners of electric cars.
THE TAX INCENTIVES
Electric mobility is promoted both on the car purchase side and on the installation side of the charging infrastructure through public grants. In the specific case, until December 31, 2021 you are entitled to one tax deduction of 50% of the costs incurred for the purchase and implementation, including costs for requesting additional power up to a maximum of 7 kW (paragraph 1039 of art. 1 of the 2019 Budget law). The deduction is calculated on a maximum amount of expenditure of 3,000 euros, therefore it can go up to 1,500 euros to be divided among the entitled parties. To access the deduction, the infrastructures must be equipped with one or more standard power charging points which are not accessible to the public. The most common domestic charging systems are excluded, i.e. those that supply the standard power of 3 kW. Those who, with a contractual power of 3 kW, would like to install a wall box by accessing the incentive, therefore, should simultaneously request from their supplier the increase in contractual power (up to 7 kW).
THE CHARGING COSTS
Last – but not least – an aspect to keep in mind if you want to install a home charging socket is that relating to the costs of recharging an electric car at home. The average cost of electricity for domestic use, between 2019 and 2020, was between 0.16 and 0.22 euros per kWh. Considering the fact that the newer models have batteries that reach 50 kWh, to make the “full” of energy you spend between 8 and 11 euros. Taking into account an average of about 6 km per kWh, the cost to travel 100 km is between 2.70 and 3.70 euros. If you then have a photovoltaic system to which you can connect the charging point, the convenience becomes even greater.
