Ecobonus home 110%. The adaptation works give the right to an IRPEF reimbursement in five years of 110% of the expenditure; alternatively, it is possible to transfer the tax credit to the company carrying out the work, or pass the credit on to a third party. The works are certainly a good deal for home owners who intend to continue to live there for a long time but even more for those who would like to sell here in a couple of years since probably the next phases of the real estate market will not be very bright and those who will be able to offer a property that has been renovated in terms of aesthetics and are more energy-efficient will have less difficulty finding buyers.

 <p><strong>Do you spend 50 thousand? I deducted 11 thousand, but an income of 41 thousand is needed</strong><br/>To pay for the work, the taxpayer has several options. You can choose to take advantage of the tax opportunity directly in this case, however, if the figures are high, you have to deal very carefully: an expense of 50 thousand euros entitles you to a deduction of 11 thousand euros per year: to take full advantage the benefit an employee with a dependent child must have a taxable income of 41 thousand euros and no other deduction. For such high figures and cash payments, a mortgage can be used: in practice, the 10% returned back by the Tax to the current interest rates is enough to cover interest and expenses for the mortgage. Very often the advisable solution would be to transfer the credit to those who do the work, an operation that not all supplier companies will be able to carry out since it requires good liquidity behind them, or to provide on their own by turning the credit to third parties.</p>                  

                 <p><strong>The three categories of discounts allowed</strong><br/>The interventions covered by the super eco bonus belong to three distinct categories. The first is the building's thermal insulation, with a maximum deductible spending ceiling of 60 thousand euros per property unit. It means that if you own two houses in a condominium the concession rises to 120 thousand euros, if you own a house in co-ownership the bonus has a limit of 30 thousand euros per taxpayer. The second is the replacement, always in the condominium, of the heating system with one with very high efficiency requirements, in this case the roof drops to 30 thousand euros per real estate unit. Finally, the replacement of the heating system also in single-family units is facilitated, with a ceiling of 30 thousand euros. The facility, in fact, expires on December 31, 2021, unless extended.</p> <p>The taxpayer who carries out one of these types of works has the right to include other energy efficiency measures (such as the replacement of fixtures and windows, the installation of solar screens or the remote control of heating systems) included in the eco-bonus current. However, it must be considered that the work cannot consist of a simple make-up operation: in fact, it is necessary that they lead to the certification of a gain of two energy classes, which is reduced to one if it is not possible to do better.</p> <p><strong>The rules for condominiums</strong><br/>For works carried out entirely in the condominium area, in principle, the condominium has no particular task, given that the administrator, or in any case a person designated by the assembly, will carry out all the practices. In the condominium, moreover, the benefit is for all taxpayers regardless of whether it is a first home, a rented home or a place available. The case of single-family houses is different: the decree provides that the super bonus is attributable only if it is the taxpayer's main residence. In addition, those requesting the benefit are responsible for sending all the technical documentation requested to ENEA.</p>
